Why are rent agreements made for 11 months?
Under Section 17 of the Registration Act, 1908, a lease of property for more than one year must be registered at the sub-registrar’s office. An 11-month agreement doesn’t need compulsory registration, which saves registration fees and higher stamp duty. It is still valid when properly stamped. Maharashtra is an exception: leave-and-licence agreements there must be registered whatever their length.
Is an 11-month agreement legally valid?
Yes, as long as it is printed on stamp paper of the right value for your state and signed by both sides. Two witnesses are good practice.
Should I still register it?
Registration gives stronger proof in a dispute. For long stays or high deposits, a registered agreement can be worth the extra cost.
