Legal Notice to Tenant (eviction / rent)

What this is

Send a legal notice to your tenant to pay rent arrears, to vacate the premises, or both. It is for owners of residential and commercial property across India whose tenant has stopped paying, is staying on after the agreement ended, has sublet or misused the premises, or whose property is needed for their own use. Our panel advocate drafts, reviews and signs the notice on letterhead and it is sent to the tenant by email and WhatsApp, with tracked speed post if you choose it.

What you get

A legal notice to the tenant, drafted and signed by our panel advocate on letterhead, terminating the tenancy where you ask for that, demanding the arrears with a breakdown where any, and calling upon the tenant to pay and or hand over vacant possession within the period the law and your agreement require. Sent to the tenant by email and WhatsApp. Optional tracked speed post (+₹79) adds the dispatch receipt, tracking ID and delivery acknowledgement. Includes a short note on the eviction and recovery steps available under the rent law of your state if the tenant does not comply.

How it works

  1. Upload the rent agreementUpload the rent or leave-and-licence agreement and your rent records. We read the agreement and pre-fill the tenant, premises, rent and term for you to confirm.
  2. Tell us what you wantChoose whether you want the arrears, possession, or both, and the ground for asking the tenant to leave.
  3. Answer the advocate's questionsHow rent has been paid, whether you accepted rent after the agreement ended, what the tenant has raised, and whether you own the property alone.
  4. PayThe fee is set by the arrears claimed. Tracked speed post is optional.
  5. Advocate drafts and signsOur panel advocate checks the agreement, the notice period the law requires and the rent law of your state, drafts the notice and signs it on letterhead.
  6. Notice is sentThe notice goes to the tenant by email and WhatsApp, and by speed post if chosen. You receive your copy and the next-steps note.
